Daly City repair guide
Dry Rot & Wood Repair in Daly City, CA
Understand Daly City's postwar housing context without assuming every facade, fog exposure or repair scope is the same.
Daly City's postwar history is useful when preparing a repair discussion, but it is not a diagnosis. Start with the actual wall, opening and alteration history, then connect a visible concern to the weather it follows. This educational guide does not offer appointments or establish trade coverage.

Housing and building context
The July 2024 Housing Element submittal source version documents Westlake and Serramonte's postwar growth and an age table concentrated in 1940–1979 housing. Its table uses 2015–2019 ACS estimates, not a 2026 survey. Detached, attached and multifamily homes are all represented; neither age nor a neighborhood name establishes present condition.

Materials: evidence, not assumptions
An indexed Caltrans tract-housing study describes Westlake's postwar development and, separately, stucco and varied wood siding in California tract-house styles. The original download did not complete. This is useful background, not direct evidence of Daly City's current material proportions. Confirm the wall covering, trim and concealed assembly at the actual building; do not assume an entire home is wood-clad or entirely non-wood because of its facade.

Moisture and exposure questions
The municipal Midway Village environmental assessment's city-level climate paragraph describes Pacific cooling influence, summer coastal fog and mainly cool-season rain. Its later site-drainage discussion is specific to Midway Village and is not generalized here. Actual liquid water reaching joints, condensation and drying conditions matter to wood decay; humidity or fog reputation alone cannot establish it. Salt deposition at any address remains not documented.

Use the postwar story at the right scale
The city's housing source version names Westlake and Serramonte as important postwar growth areas. That helps explain why original details and later replacement windows or coverings may belong to different generations. Record known alterations rather than assuming a whole street retains the same construction.
Caltrans' indexed architectural context discusses stucco and wood siding regionally. It cannot tell a resident which layers remain behind their own facade. A professional should identify the substrate and opening details before proposing a matching trim repair or a wider wall intervention.

Do not turn summer fog into a rot statistic
The municipal climate account supports a distinction between summer marine conditions and the cool-season rain period. For a specific home, useful notes include which face shows recurring marks, whether they follow rain, and whether a projection or opening concentrates runoff.
USDA explains that significant decay requires water conditions beyond humid air alone. A stain can also have causes other than decay. No source here measures wetting duration, corrosion or rot prevalence across Daly City, and none proves a particular home has salt exposure.

Separate ownership and specialist scopes before bundling work
Because the housing stock includes detached, attached and multifamily buildings, establish who can authorize exterior changes and whether a concern affects a shared assembly. A visible trim patch, a changing opening and suspected frame damage are different scopes.
Use photographs taken from stable ground and existing records only. Photos cannot assess hidden framing or structural capacity. Do not scrape old coatings, open a wall, climb or test a railing; pre-1978 paint, structural concerns and permit questions need the relevant qualified professional and city review.

Daly City: questions from the guide
Are all Daly City houses postwar stucco houses?
No. The municipal age table includes other eras and building types. The Caltrans material passage is an indexed regional style discussion, not a Daly City material census or project evidence an individual wall assembly.
Can exterior wood deteriorate outside the rainy season?
The relevant question is whether wood is actually wetted and remains wet, including by a leak, condensation or ground contact. The city's summer marine conditions do cannot determine that at every house. A professional must identify the source and extent rather than diagnose from fog alone.

Sources and their limits
Source scope matters: a historic district does not describe every home, and regional exposure is not a property diagnosis. These references are links only.
Colma 2023–2031 Housing Element, January 2023 draft
Town of Colma; hosted by C/CAG · Direct source checked · accessed 2026-09-19
Scope: source version, not claimed as current adopted policy; pp2,23,26–27; housing-era table cites 2020 ACS five-year estimates.
Evidence: The age table contains substantial pre-1960 and post-2000 housing cohorts; Colma is not uniformly an old-house market. The setting places Colma just south of Daly City. No age statistic is used as a condition diagnosis. An inconsistent growth-percentage sentence elsewhere in the source version is excluded.
Daly City 2023–2031 Housing Element, HCD submittal draft revised July 3, 2024
City of Daly City; hosted by C/CAG · Direct source checked · accessed 2026-09-19
Scope: source version version; PDF pp49,51–53 / HE39,41–43; Table HE-11 cites 2015–2019 ACS via ABAG's 2021 packet.
Evidence: Postwar development included Westlake and Serramonte. The housing-era table is concentrated in 1940–1979, with older and newer housing also present. Housing includes detached, attached and multifamily buildings. This historical stock context cannot determine present condition, materials or repair demand at any address.
Midway Village SCEA: Hydrology and Water Quality
City of Daly City · Direct source checked · accessed 2026-09-19
Scope: Environmental-setting section p4-97 / PDF p1; site-specific details on subsequent pages are not generalized to the city.
Evidence: The city-level climate paragraph describes the cooling influence of the Pacific, summer coastal fog and Bay Area precipitation typically in October–April. It does not measure salt deposition, individual facade wetness, rot incidence or all neighborhoods' microclimates.
Tract Housing in California, 1945–1973: a context for National Register evaluation
California Department of Transportation · Indexed excerpt only — limited evidence · accessed 2026-09-19
Scope: Search-indexed primary-document excerpts; original PDF response began but timed out before a complete readable copy. Westlake history and California style context only.
Evidence: Indexed text describes Westlake's phased postwar development from 1947 into the early 1960s. Its statewide architectural discussion describes stucco and varied wood siding for postwar tract Ranch houses. The latter is regional typology, NOT a Daly City material distribution or confirmation of a particular Westlake house's cladding.
Wood Handbook, Chapter14: Biodeterioration of Wood (2021)
USDA Forest Service, Forest Products Laboratory · Direct source checked · accessed 2026-09-19
Scope: FPL-GTR-282, technical chapter; PDF pp3–7 / chapter14-3–7; not a local incidence study.
Evidence: Fungal decay requires suitable moisture and other conditions; humid air alone does not wet previously dried wood enough for significant decay, while liquid rain/condensation or wet-ground contact can. Dry-looking brown rot still required moisture. The handbook stresses drainage, drying and compatible durable/preservative-treated materials for their exposure; species reputation is not a structural-capacity guarantee.
Preservation Brief47: Maintaining Exteriors of Small and Medium Size Historic Buildings
National Park Service · Direct source checked · accessed 2026-09-19
Scope: Technical preservation guidance, PDF pp2–3,7,9,12–14; not a local prevalence survey.
Evidence: Maintenance priorities depend on exposure and assemblies; upward-facing surfaces and prolonged shadow with rain can be more vulnerable. Record moisture patterns and changes, protect original features, and distinguish routine upkeep from structural/lead/asbestos risks requiring professional services. No cost percentage or unsafe task instruction is copied.
Lead-Safe Renovations for DIYers
U.S. Environmental Protection Agency · Direct source checked · accessed 2026-09-19
Scope: Live federal safety guidance; pre-1978 homes that may contain lead-based paint.
Evidence: Renovation, repair and painting can create dangerous lead dust. EPA recommends trained lead-safe certified contractors and appropriate lead assessment for pre-1978 work. The planning copy gives no paint-disturbance DIY procedure and makes no certification claim about Steady Craftsman or an assigned person.
