Water-Damaged Double-Door Entry at a South San Francisco Office: Leaves, Astragal or Frame?

A South San Francisco property-manager guide to reviewing a water-damaged double-door office entry part by part: the two leaves, the center astragal and the frame.

A water-stained double-door entry at a small office building raises more questions than a single door does. Two leaves, a center astragal that holds them together when closed, and a surrounding wood frame can each be affected differently, and each piece may belong to a different trade. Before any repair is scoped, the opening needs to be recorded part by part, not treated as one problem.

What the Entry Shows, and What Stays Closed

From a safe position in front of the entry, record which leaf shows discoloration or finish failure, whether the astragal at the center meets both leaves evenly along its length, and whether the surrounding wood frame or casing shows the same staining. Do not pry at the weatherstripping, force either leaf, or remove hardware to look behind it; a safe visual and photographic record, taken from the floor in front of the doors, is enough to start the review.

Three Parts, Three Possible Owners

The water source that reached the entry, whether a roof, a planter drain, or a plumbing line above or beside the opening, is a separate trade's question and is not addressed by a wood-repair review. The door leaves themselves, along with their hinges, closers and panic hardware, belong with a door-unit or hardware vendor. The wood frame, astragal and surrounding trim, once the water source is resolved, are what a wood-repair review can address. Keeping these three owners distinct in the project file avoids asking one vendor to resolve a part of the entry that sits outside its own work.

Because an office entry sees daily use, whoever is confirmed to authorize the work, whether that is ownership, property management, or a tenant with delegated authority, should set a plan for which leaf stays operable during the review and repair, and should tell occupants ahead of time which door to use in the meantime. Confirming who holds that authority should happen before any part of the entry is opened, not after work has already started.

Write the Scope, the Stop Point and the Finish

A written scope for this entry should name the exact leaf, astragal section or frame piece covered, state plainly that it is wood, trim and finish only, and say in writing where the work stops if the opening reveals more affected wood than the visible stain suggested. The finish to be matched, whether stain, paint or a clear coat, should be named in the same document, so the accepted result at closeout is clear to everyone who reviews the file afterward.

South San Francisco's Permit and Inspection Process

For work that needs a building permit, the city's Building Division states that applications for permits can be made online at the South San Francisco permitting portal, and that permitted work is checked through the city's inspection process, with a reinspection required once corrections are made. Ask the city whether your specific entry repair falls under that process, and bring the defined scope to that conversation.

Closeout and Access Questions

Who decides which door stays open during the repair? Whoever is confirmed to authorize the project should set the access plan before work begins, in coordination with the occupants who use the entry daily.

Does the hardware vendor need to be involved if only the wood looks damaged? It can be, to confirm the astragal and strike points still align once the wood repair is complete; that coordination belongs in the written scope from the start.

What records should the file keep after the repair closes? The written scope, the confirmed authorizing party, dated before-and-after photos, the finish specification, and the water-source repair record, filed together so the next review of this entry starts informed.

The team reviews each address before confirming whether the property can be served. For a property in South San Francisco, start at the territory contact page; the team will confirm property fit, the component involved, access and availability.
